How to Increase the Value of Your HOME

Making a GREAT first impression is the key to selling your home.
When you're preparing your house for sale the market isn't the only factor that influences whether you get your asking price. General appearance and the overall condition of your property play a major role in the selling process.
Here are some easy things you can do to make your home more appealing to buyers.
Let's start with the inside of your home:
q Clean or replace carpets and drapes.
q Paint where necessary.
q Kitchen, bathrooms and windows should shine. Keep fresh, matching towels and soaps in baths.
q Clear kitchen and bath counters of everything but bare essentials.
q Place fresh flowers in the main rooms.
q Put dishes away, unless setting a formal display for decoration.
q Make beds and put all clothes away.
q Open drapes and turn on lights for a brighter feel.
q Keep closets clean and organized.
q Put toys away.
q Keep pets out of the way and pet areas clean and odour-free. People could be allergic to, or afraid of, animals.
q Secure jewellery, cash, prescription medication and other valuables.
q Enhance the spaciousness of each room. Pack away collectables to allow buyer to envision own furnishings in home.

Curb Appeal
It is estimated that more than half of all houses are sold before the buyers even get out of their cars. So stand across the street from your house and review its curb appeal.
q Sweep front walkway.
q Add colour with potted plants, especially around entryways.
q Remove newspapers, bikes and toys.
q Park extra cars away from the property.
q Trim hedges and shrubs to allow clear visibility of your home and windows.
q Apply fresh, clean paint throughout.
q Clean windows and window coverings throughout.
q Keep plumbing and all appliances in working order.
q Maintain all sealants (window, tub, shower, sink, etc.) in good condition.
q Make sure roof and gutters are in good condition; no repairs needed.
q Edge driveways and walkways for a finished, manicured look.
q Remove any grease or oil spots on concrete.
q Mow the lawn more frequently and plant flowers.
q Keep pet areas clean.
Some important reminders :
q Potential buyers usually feel more comfortable if the owners AND their pets are not present. Take the dog (or cat, etc..) for a nice long walk.
q If you are home for the showing let your sales representative do the talking; he or she knows how to best present the features of your house.
